How does your landlord handle repairs? You don't want to wait until the heat stops or a pipe breaks to discover your building's maintenance policy also needs fixing.

Although many apartments advertise 24-hour emergency maintenance, it's up to the renter to find out what that means.

Matt Shapiro, president of Hackensack-based New Jersey Tenants Organization, said the law requires landlords to provide a 24-hour emergency contact number. There's just no guarantee that the renter will see repairs the same day, he said. Tenants need to find out if they are being offered more than a phone number — a timely response.
